The first edition of realestate.com.au's Hot 100 suburbs in Australia had been released with the best real estate prospects for 2023 

realestate.com.au has access to in-depth data on the supply and demand in suburbs across the country. Their panel of experts has identified the top 100 suburbs based on the following criteria:

  • Affordability
  • Amenity
  • Family Appeal
  • Location
  • Investment prospect
  • Gentrification
  • Population Growth
  • Demographic Change
  • Infrastructure

Low supply and high demand were major contributors to growth; gentrification, infrastructure, population increase, demographic shifts, and factors that draw buyers, such as livability, economic stability, diversity, and amenities.

A number of the suburbs were chosen for their affordability and livability, which is a priority for some prospective buyers. Additionally, their potential for future growth was taken into account.

Located across all of Australia, Victoria has the biggest number amongst the others; Having 29 suburbs out of the top 100; The biggest suburb on the list is Pakenham.

While the biggest growth listing is Yamba, in New South Wales with a listing growth of 197%

 

NSW accounted for 24 spots in the Hot 100 list. With 25% in Regional areas and 75% in the Sydney metro area with the results as shown below:

Paddington got the highest median house price with $3,050,000; While the lowest is East Tamworth with $590,000
